Studio Rules and FAQ

AVAILABLE SETS

These are standing sets and facades (except for the office set).

Your studio booking includes the use of the following sets and areas:

Below are some optional sets that we need to set up ahead of time. If you would like to use any of these sets, please let us know when booking:

RULES AND DETAILS

AIR CONDITIONING:

  • There is central Air Conditioning throughout. The Air Conditioning does make some sound and takes about 5 minutes to turn off or on. Please ask the site rep to turn on and off the Air Conditioning.


NOISE:

  • Space is normally quiet, except in the early morning when the janitorial sweeps the walkways in front of the studio.


POWER:

  • There is power throughout. We are not sure about how much of a load our circuits can take, but the largest light we've powered is an ARRI M18.


TRUCKS, LOADING, AND PARKING:

  • The loading dock in the back is for loading and unloading only. No parking of trucks, vans, etc. is allowed. Once unloaded, vehicles must be moved to the parking lot or they will get towed. There is plenty of space in the studio equipment room for gear. There is a large, free parking lot, enough for almost any amount of vehicles.


WEEKEND RATES AND THURSDAYS:

  • Our $85/hr rate is for Weekdays from 8AM to 5PM. Weekends (Saturday and Sunday) and after-hours (before 8AM and after 5PM) rates are priced at $145/hr. Thursdays are not available for booking without prior approval.


EARLY ARRIVALS:

    • For liability reasons, cast and crew are not permitted early before the rental start time and/or before the principal renter arrives.


    LATE ARRIVALS:

    • If the renter is late arriving to for their rental time, we do not compensate by adding more free time on the tail end of the rental for the missed time.


    SPACE DETAILS:

    • Property Size (sq ft): 5200 sq ft, Height: 12′, Floors: 1
    • Access: Street Level


    AMENITIES:

    • Hair/Makeup area
    • Wifi


    OFF-LIMITS AREAS:

    • The exterior of the Building, Warehouse, Workshop, and Working Office


    CLEANING:

    • Feel free to move furniture or decorations, but ask if unsure. Clean up after yourself and leave the place as you found it. We provide cleaning tools. While there's a cleaning fee, you're responsible for resetting the sets. Use our reference photos for guidance. If you don't reset them, an extra fee applies.


    FOOD/DRINKS:

    • We have a water cooler which provides hot and cold water.


    ADULT FILMING & NUDITY:

    • NO adult films/photoshoots or nudity allowed.


    OVERTIME:

    • We allow a 20-minute grace period of overtime. However, after that, we will charge the standard hourly rate for additional time, whether that be the normal business hours rate or the after-hours rate.


    SECURITY:

    • We have security cameras in all spaces of the studio except for the dressing rooms and the bathroom which record activities.


    FIREARMS:

    • We have a strict no-firearm policy on-premises. Even if you have a license and/or a concealed carry permit, please do not bring any firearms into the studio.


    EXTERIOR:

    • Unfortunately, all filming is only limited to within our studio walls. No exterior filming is permitted whatsoever. However, if an actor is, say, walking into our studio through the front door, you can film from within the studio, looking out, but no equipment, crew, etc is allowed outside our studio.


    OVERNIGHT STORAGE:

    • We allow equipment and setup to be stored at our studio overnight, so you do not have to strike every day. We charge an additional $500 per night for this.


    LADDERS AND LIABILITY:

    • While we do have tall a-frame ladders, due to possible liability, we only offer 4-step ladders to our renters. If you would like, you may bring in your own tall ladder to use.


    INSURANCE

    If you do not use Peerspace or Giggster to rent the studio, you will need to provide a certificate of insurance. If you need daily insurance, here are some options we have found:

    STANDARD CLEANING FEE

    The cleaning fee covers the cost of standard cleaning to ensure the studio remains in top shape after each rental. This includes tidying up, sanitizing surfaces, and taking care of any accidental spills or messes that might happen during a shoot. It also helps to maintain the overall look and feel of the studio, which can be important for creating the right atmosphere on set. In addition, the fee is used to cover general maintenance of the studio facilities, like making sure the lights, equipment, and utilities are functioning properly. This guarantees that everything will be in working order for the next production that comes in. By having a standard cleaning fee, we can make sure the space is consistently clean and well-maintained for everyone to enjoy. Plus, it helps you focus on your creative project without worrying about leaving the studio spick and span. It's a win-win for everyone! 😄


    STANDARD SITE-REP FEE

    A site rep is an on-site representative of our studio, and their presence helps ensure that everything runs smoothly during the rental period. Site reps have knowledge of the studio facility and are able to provide answers to any questions that may arise during the rental. They can also help troubleshoot any issues that might pop up, which can save time and keep the production on schedule. The site rep's presence helps protect the film studio's assets, as they can monitor the use of the facilities and ensure that the space is being used appropriately. This reduces the risk of damage or misuse, which benefits both the studio and the production renting the space. Site reps help to coordinate any necessary arrangements or adjustments throughout the rental. This can include things like questions about access to specific areas, assisting with logistics, and providing information about the studio's policies and procedures. The site rep is responsible for ensuring that safety protocols are followed within the studio. They can address any safety concerns and make sure that everyone is adhering to the rules, which is crucial for maintaining a secure and efficient working environment. The site-rep fee covers the cost of having a knowledgeable, professional representative on-site to help the production run smoothly, protect the studio's assets, and ensure safety. It's a small investment that can make a big difference in the success of a film project.
